Barlow House – Project Debrief

PROJECT DEBRIEF

The programme of works was tight as the hotel required the rooms to be back “on-line” for occupation as soon as possible to mitigate lost revenue.

The rooms are small with multiple trades working together. This required close monitoring of our works and regular discussions with the management team to enable some works to take place out of sequence to avoid any lost or down time. Having an experienced full time non-working supervisor was key to this.

We let the public health works out on a fixed priced contract which helped us to ensure the project made a healthy profit. The public health contractor supplied all of the pipework and fittings required within their price.

Following completion and handover we were notified of some defects. Most of these were due to poor workmanship so we will ensure more stringent checks are carried out before the rooms are handed over.

The Pinnacle PM kept a very close eye on the programme and costs and this helped to make this a profitable project.

DESCRIPTION OF WORKS

Barlow House is a newer hotel wing of the St Pancras Renaissance Hotel which is located at St Pancras Railway Station, London. The project was to refurbish the guest rooms over 7 floors comprising over 200 rooms. The works are to be done in a number of phases of which phase 1, the 6th and 7th floors, has now been completed.

Pinnacle MEP Services were engaged to carry out the public health works in the guest room bathrooms. This involved stripping all services and equipment back to shell. Each pair of rooms share a mechanical riser housing the public health services.

New hot, cold and waste water first fix pipework was installed to the positions of the basin, WC and bath or shower. On completion of the wall and floor tiling the new sanitaryware was installed and protected.

High end specification sanitaryware and brassware was selected and supplied by the client in keeping with the overall luxury specification for the guest rooms.

Once completed the overall effect was stunning and the client was very satisfied, enough to engage with Pinnacle MEP Services to complete the remainder of the guest rooms on the other floors. Pinnacle have now also been engaged to work on the refurbishment of the historic suites in the main hotel building.
